Selling your home is one of the most important decisions you will make in your life. Your home is likely your largest asset and this may be the biggest financial move you’ve ever made, one that requires significant thought and strategy.
As Realtor, it is my job to guide you through this complicated process from beginning to end. Here are some tips to help you begin:
If you’ve found a home before you’ve sold your existing one, use “sale of your existing home” as a condition on your offer. If you don’t sell your house within a fixed period of time, you can choose not to go through with the offer. This is a difficult condtion for many vendors to agree upon especially when market is tipped in favour of sellers, and you may find that you have to forgo your price negotiating power. However not including the condition is a risky strategy if you are counting on the proceeds from the sale.
If you have found a purchaser before you’ve found your next home, use “purchase of a new home" as a condition when you sign back the agreement. As a buyer with a sold house you will be in better position to negotiate price.
The competitive nature of Toronto condo market means that over-pricing by a few thousand dollars could make the difference between your home selling quickly or not selling at all.
This is my job - I will help you price your home competitively to attract largest pool of prospective buyers so that your home sells in least amount of time and for top dollar. You can visit my Home Evaluation form that will give you an initial idea of your home’s market value.
In order to achieve maximum market value for your home, you have to ensure your home appeals to the buyers emotional side. Experience has showed me time and time again that a small investment in repairs, décor, and organization can add thousands of dollars to your property value. When I help buyers look for a home I advise them not to pay attention to the cosmetic issues, yet buyers can be irrational when it comes to presentation and often make emotional decisions. First time buyers ,especially, often want a home that is move in ready, so first impressions count for a lot.
Here is a list to help you get started:
De-clutter and Organize
You should also consider staging if your home is extremely dated or when house or certain rooms are vacant. Just as clutter can overwhelm potential buyers so can total emptiness.
Remember I will be working with you every step of the way guiding you through the entire process of selling.
