As your Representative I will give you a peace of mind that all legalities are being taken care of. I will ensure that your property is leased in the quickest time possible for the highest value of rent to a pre-screened and qualified Tenant. Here is what I will do for you:
- Conduct a Comparative Market Analysis (CMA). I will look at recently leased properties, terminated and expired listings as well as your current competition to ensure that we are marketing your property correctly.
- Market the property to generate as many potential tenant candidates as possible. Your listing will be featured on Multiple Listing Service (MLS), Zoocasa.com (over 300,000 unique visitors a month), Homefinder.ca ( over 160,000 unique visitors a month), my personal website - www.TorontoUrbanRealty.com, and other third party rental websites.
- Screen and qualify quality tenants ensuring that all offers include a Rental Application, Letter of Employment, Credit Check, and References.
- Review and present to you the Agreement to Lease in plain English so that you understand all the clauses and liabilities which are involved in the agreement. I will further ensure that the agreement contains necessary clauses to protect your best interests.

Looking for a property to Rent?
You have come to the right place. Don't waste your precious time browsing through outdated rental sites. Let me do all the work for you! As a renter, you do not pay any real estate fees. As your Representative, I will conduct a brief consultation and explain to you the rental process and what to expect. Based on the consultation I will identify rental properties that best fit your needs, price range and lifestyle. I will then book appointments for all properties you wish to see. I make the process quick, easy and effective. Upon returning to my office, I will prepare the Offer to Lease and will require you to fill out a Rental Application and provide an Employment Letter and Credit Report. Once all the documentation is in place I will be able to negotiate the Offer on your behalf.
Important information and documentation that is required when an offer to lease is submitted:
- Rental Application - please send me an e-mail to request a copy
- Current Employment letter - stating your current position, length of employment and monthly or yearly salary.
- Current Credit Report - An up-to-date credit report is required and can be obtained through a credit reporting agency such as Equifax (www.equifax.ca)
- Rental Deposit - The first and last month's rent is required if an offer to lease is accepted. This must be provided within 24 hours upon acceptance of the offer by way of a certified cheque or bank draft.
